The project was a mixed use marina, hotel, retail and multifamily
residential development on 18 acres along the St. Lucie
River. Stuart and Associates was hired to replace an existing
project team who failed to obtain needed local approvals and
state permits. We provided planning, urban design and project
management services for the restructured project. with new
leadership in place, the new project was reoriented towards
a market driven mixture of uses so as to facilitate permanent
financing. The projects first phase featured 300 dry slips,
133 wet marina slips, 24,000 SF commercial space, 34
multifamily units and a 60 room boutique hotel. |
We provided project services leading to staff approval for
DEP marina permitting. To advance permanent financing
prospects we developed an alternative property acquisition
program so as to expand the size of the project, the objective
of which was to further development economies of scale and
to advance net project development profits. |
